EGM for Venice Hill

The Comissioner Of Buildiing (COB) has, on the 13th June 2011 appointed an owner Mr R.Ragunanthanan A/L E. Ramuloo to call for an Extraordinary General Meeting (EGM) for the re-election of Joint Management Committee for Venice Hill Condominiums (JMC) under the Building And Common Property (Maintenance And Management) Act 2007 ( Act 663 ). COB has before this received various complaints from residents on the suspected abuse of powers by JMC but JMC has failed to response to the complaints and has ignored COB’s instructions on the complaints.

While the EGM are scheduled to be held on 10th July 2011, accuses on me, saying that I have been siding and instigating the residents on this issue and the COB has made a wrong decision to call for the EGM and appointed Mr Ragunanthanan to call for the EGM. I have been serving the community in the capacity of Majlis Perbandaran Kajang (MPKj) Councilor for two years. Has the JMC forgotten that I was involved to help them to form the Joint Management Body (JMB) on the year 2009 till 2010 when the liquidator of the property refuses to do so? The issue went to the COB before going to the State authority and lastly, the court.

I am not trying to claim any credits but the fact is I am merely doing my part accordingly to the facts and proof showed to me by anyone without prejudice. It is a fact that JMC has ignored COB’s instruction that no water cutting can be done before the House Rules being approved by the JMB as stated on Section 14 (2) of the Act 663. Besides, complaints on the towing of residents’ vehicles from their respective car parks (which they owned), claiming that they have the consent from MPKj to do so through their website has also created another round of havoc. It was confirmed that there is no greenlight from MPKj to do so as it is a private property which the local authority has no rights on it.

The unlawful suspension on four JMC members is another reason the COB instructed for the EGM. As elected representatives of the JMB, nobody have the power to suspend or sack them nevertheless without show-causes. The JMC summoned COB for instructing the JMC to reinstate the four. This is ridiculous! Did the JMC get the consent from the JMB to take legal action on this?

The JMC has informed that they are unhappy that I called a press conference together with Mr Ragunanthanan and his gangs regarding the EGM issue. As far as I am concern, my stand is very clear that I am helping according to the facts and furthermore, the press conference is merely an announcement from my side on the EGM and I urge the owners to attend it hoping to have a fair election. As it is called following a written instruction by the COB, the EGM is legal and will go on unless the State authority issues a stop notice before or on the 10th July 2011 as stated in the Act 663 Section 41 that the JMC have the rights to appeal on the decision made by COB within 14 days they was informed of the decision and the decision by state authority is final.

As for another accusation on the COB for doing nothing when the previous management company, Venice Hill Management Corporation Sdn Bhd (VHMCSB) did not hand over the documents and accounts of the property to the JMB, I can only apologies on it. VHMCSB is a private limited company and they are not liable for not handing over the relevant stuffs under the Act 663. That is not my personal view but it was proved by Kuala Lumpur High Court when the judge confirmed it.

Anyhow, I hopes that the JMC members will also attend the EGM and stand in for election as well. There is no guarantee that who will win the election. Every owners have their rights to stand for any post and I strongly feels that for the JMC to win the election will prove that what they have done for Venice Hill are accepted by the owners.

  2. The EGM on 10-07-11 provenanced that JMC has been strongly rejected by owner's. My question to their circular "why they have named 7 of their candidates to stand on the election & non of them turn up?" Maybe they fear to face us the owners on too many wrong doing or they have no guts!

  5. Venice hill condo belong to the residents and not JMC or any particular resident, if u are not there to serve and transform Venice hill into a well-managed condo....go somewhere else..cos' u are more suitable working in hell!

  6. managing a condo is not a difficult task... cos' it is not a hotel....why the infighting? are u all trying to make some bucks over the maintenance and sinking funds? the only places and issues that needs to take care are maintenance of common space and services and security....corruption is not warranted here... expenditure need to be transparent... let JMC be comprised of honest engineers, plumbers and real estate manager... if u are not one of these professional..u should resigned immediately!

Where is the transparentcy when owners wish to know the real situation happened in Venice hill. Why so fear on karaoke discussion on commission?

  13. Eddie you are deserve on Respect cos anyone are free to post their comments in your blog. Venice Hill condo Wordpress are now declined on any comments. Last few day I have read a lot of comments from Big John, Richard & Sagabiru but today all have been erased. I felt there are many truth on comments are right which owner does not realize & nothing be fear cos right comments get right answers unless there are unforseen things hidden behind. We as an owners will definitely know how to assess it. We fully support on get rid on those who are arrogant,unfriendly & corrupted representative to lead here. Eddie, even you are not a professional as Doctorate or Lawyers but you look very friendly & humble.

  15. Why previous & current Deputy Chairman are so arrogant,unfriendly & power crazy? Lagu is no way to comprare to Dog Will (Ex-Chairman) &Dalai Lama (Cuepacs Residents Ass. chairman)on humbleness. Most of the time Dog & Dalai lama will smily greet residents & chats. Up todate I only saw Lagu once during Egm & not active & aggresive as Dog 7 Dalai Lama. Maybe his proffesional level equivalent to Yang Arif therefore owners standard are very very far away.

    I extremely agreed on the above comments on current Deputy Chairman cos now was his day when those day he may forgotten how he attacked vulgar words on previous JMC's. Why he is so interested on position at Venice Hill bcos he was rejected by Taman Cupeaus Residents.
    I believe Chairman is more calm comprare with his Deputy and in many incidents his Deputy override him & also lack of respects. Don't show your power to owners cos always remember your card is in our hand.

  24. I fully support on above comments because Deputy Chairman has thrown vulgar words on me few month ago. Is Malaysia Bar Council allow lawyer to attacked vulgar word publicity? Alway bear in mind that no one is above the law.

  28. most of the new jmc's are NATO. Only saw 2 or 3 committee are active at Venice Hill & the rest of committee are VVVVVip. To me no matter how bad rumuor on Dr.William but previously he still walk around & chat around.

Mr. Ragu is a Lawman cum Deputy Chairman and very well verse on Law's but what happened on recent appointed Security co. with putting in foreigner security guards without permitand will he going to hold the responsibility inevent any happen in Venice Hill? On 23/9/11 there are only 3 security guards at whole Venice Hill & what & why is this ? Previously he strongly attacked ex-JMC on illegal security guards & what happen on him today??? Are this Lawman taking the law in his hand!!!!!

  33. Please do something about the African population in Venice Hill. The number has increased and in recent times many of them have become cocky and women folks cannot even walk freely around the compound of Venice Hill without being harassed with verbal sexual innuendos.

    The recent spate of car thefts in Venice Hill is also very disturbing. I have personally seen bags and envelopes being exchanged by local Chinese men and the Africans in Venice Hill. I would not be surprised if it is the Africans who are actively involved in the numerous car thefts we have had to suffer recently.

    Please please do something. I am a woman living alone and had invested almost every cent of my savings this year on a home in Venice Hill. Never did I think the situation here is this bad. I'm afraid coming home late from work and I'd park my car and dash straight to the lift lobby and pray that I will not bump into any of these nasty Africans.

    Do something, I beg of you. My numerous complaints to the management has gone unheard. Please help us.

  41. haha...can't giv much advice to u as i'm also a new future tenant there...me myself also seeking for advice...but what i could say is...juz follow ur heart...for me..it's a good place to stay....it has its potential...if more effort is being put in to maintain and refresh the condo....by both management and owners/tenants ....we can make it a better place to live in...^^

  44. Is block 33 (TOWER 4 I guess) good to stay??? i'm in a very deep dilemma...Paid booking for a unit in that tower...keep on reading loads of bad comments on this property...anyone care to advice me?

  45. Dear all, I would like to take this opportunity to clarify that I was the Local Councilor appointed to take care of the area which Venice Hill located. As a Councilor, my duty is to advise and help residents on their problems. Whether who is going to be the Chairman and committees are totally none of my business and I don't care. I dont want to get involve in all these personal grudges or internal fights especially racist fights. My duty is to make sure everything goes through proper procedures and try my best to rectify it if there is any mistakes.
    Whether who is going to hold responsibility is not the issue. The issue is who should responsible and how to be responsible in order to make the place liveable without prejudice. If not, the request for EGM will keep on repeating for sure. For those who never attended meetings with COB, I would like to inform that I never make any decision on VH issues. Decisions were always made according to the 'act' and through discussions with parties involved.

As i have been pay a visit to tower 8, the car park are no light in the noon in very dark condition and the lobby light are very dark as well..its seems so scary...initially, i am really interested on the condo before pay the visit. May i know is the management there doing their job to make sure all the condo in good condition and in secure..
    Please give more advice if you are staying over there?
